This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests.

Introduction

Situated in an idyllic countryside setting Lancombe country cottages and Lodges has a range of accommodation from one to three bed properties. Here at Lancombe we are delighted to welcome families, couples and four legged friends.

Our 6 beautiful cottages border a landscaped courtyard and our 3 modern lodges are set approximately 100 yards back from the cottages. In between the Cottages and Lodges are our free range chickens.  We also have a unique Glamping meadow and orchard at the furthest point of Lancombe’s site.

Each Cottage is rated three star by Visit England, with the exception of Asker, which has been awarded three star Gold, and are fully equipped with everything you need for a relaxing and comfortable stay.  The cottages have a quintessential country feel and the terrace itself was originally a pig barn in the 1800s, but fortunately nothing like one now!

The Lodges are 4 star rated and are modern and open plan, as these were built in 2010. The largest lodge also boasts its own private hot tub.

Our Glamping accommodation was added in late 2014 and are located in the meadow with beautiful views of the Dorset Countryside.

There is lots to do here at Lancombe, as well as being close to local amenities and attractions. We have an onsite spa room with a variety of treatments available. Our games room can keep children of all ages and dads entertained, with a football and air hockey table and various other games to play, there are also DVDs and books.

We have a fully heated indoor pool and sauna.  There are also laundry facilities and extra freezer space for all those ice creams in the summer. If you should run out of anything, you can visit our onsite shop for your necessities and extras.

If you are feeling adventurous with cooking we have two stone built barbeques and a surrounding seating area, situated in a large grassed lawn for relaxing and outdoor games. There is a large woodland area (with an unlevelled pathway) behind the Lodges for exercising your dog, children…or just yourself!  If you are really lucky, you may see one of our magical permanent guests, just be careful where you step!

Gardens accessed through loose stone chip or tarmac path, depending on which area is used.

There are 360 degrees of superb Dorset countryside views across each area of the grounds.

Each Cottage has its own patio with seating, and the Lodges have French doors opening onto an enclosed decked seating area with table. Seating is provided for the maximum number of guests in each accommodation.

Wheelchair users may find Lancombe’s grounds difficult due to the gravel and in some cases soft terrain.

Pre-Arrival

  • Bookings/enquiries can be made via Lancombe’s website, email or telephone on 01300 320562.
  • The nearest bus and train station is located approximately 2 miles away in Maiden Newton village. There is a shelter with seating. There are regular buses and these are wheelchair accessible.
  • The Cottages and Lodges are set on high ground, above Maiden Newton village, so walking with luggage is not practical.
  • All Taxis would need to be booked in advance from the station, wheelchair accessible Taxis are available. Please see contact information for details.

Key Collection, Welcome and Car Parking

  • Keys can be collected from our shop/reception area.  If arriving after 5pm, these can be collected from the main house (Brit) next door.  This is set out in arrival information provided following payment of deposit.
  • The Reception area/shop has two steps the first is 7cm and second is 18cm.  Door to reception is 150cm wide and manually operated.
  • There is seating in reception as an alternative space for check in.
  • Parking is available at one car per property, however, two can be accommodated on request (a total of 10 spaces available).  Each lodge has room for one car to be parked alongside.  All parking is free of charge.
  • For the cottages the car park is 50 yards from the furthest cottage (Asker), but accessible parking/a drop off point is located outside each of the cottages in the courtyard.
  • A member of the Lancombe team will be available to assist with luggage if required.
  • The area is mainly well lit with solar power lights, however, we do provide torches as we are lucky enough to have no light pollution.  Each lodge and cottage has its own outside light, the switch is located just inside the front door.  The car park has a motion activated light.
  • Paths behind Cottages are tarmac or paving, and courtyard is loose stone chip and lawn. Paths to Lodges are loose stone chip.

Communal Laundry Facilities

There are two washing machines and tumble dryers (all front loading).  There are also irons and ironing boards in the laundry which is located to the side of the car park. This is accessed by a 14cm rise over the threshold onto linoleum flooring.  The washing machines are 83cm and the sink being 93cm in height.  The entrance into the laundry room is 84.5cm wide.

There is an honesty pot at a £1.50 charge for each wash or dry, and washing tablets and conditioner are available in the shop.

There is a larder freezer available in the laundry if required, in addition to the freezer space in the accommodation.

Indoor Heated Pool and Sauna

Access from Cottages on tarmac path, apart from Asker Cottage, which is some loose stone chipping. Lodges start with loose stone chipping and then follow the tarmac path.

Access to the indoor heated pool is through a single door 73cm wide, from a rise over the threshold of 8cm in height.

This leads on to rubber flooring in the entrance area of the pool.  The main pool area is brown ceramic tiling, which is slippery when wet.  The pool cover is blue.  The door into the accessible toilet to the left is 73cm, again on level ceramic tiling. The toilet is 43cm in height, with an 83cm transfer space to the right of the toilet, with a grab rail on the left, when facing the toilet. There are 3 changing areas, with walk in showers and no step.  There are 3 steps with grab rails into the actual pool, which is 1m – 1.5m deep, water and air kept at 88 – 90 degrees F.

To keep temperature balanced for other users, the pool cover needs to be reeled on and off for each use. Assistance can be provided on request.

There is no lifeguard on duty and we ask guests who would like to swim alone to inform a member of the team, so we can carry out safety checks.

There is a charge for the Sauna of £2 per use.

Games Room

The games room is situated by the entrance of Lancombe.  Is accessed by a loose chip footpath.  There is a step of 26cm leading into the carpeted games room.  The width of the entrance door is 75cm.

Asker Cottage

This cottage is a two storey property, and is set to the west of the courtyard, in a perfect position for the swimming pool next door.  There are two entry steps into Asker.  The first is 3cm and the second is 2cm leading into the ceramic tiled entrance hall.  The door width is 75.5cm.  Once in Asker there are 12 carpeted stairs leading up to the second floor.  To enter Asker’s patio area from the laminate floored lounge, there is a step of 14cm and the French doors open to 117cm wide.

Frome Cottage

This cottage is a two storey property.  There is a step of 13cm up into the laminated floor lounge/dining area from the paved outside seating area facing the courtyard.  The door width is 75.5cm.  There are 12 carpeted stairs to the second floor of the cottage.  The back door to this property is 71.5cm in width and leads from a porch with a ceramic tiled floor by one step of 14cm onto a tarmac footpath.

Hooke Cottage

This cottage is a two storey property.  There is a step of 15cm up into the laminated floor lounge/dining area from the paved outside seating area facing the courtyard.  The door width is 75.5cm.  There are 12 carpeted stairs to the second floor of the cottage.  The back door to this property is 71.5cm in width and leads from a porch with a ceramic tiled floor by one step of 14cm onto a tarmac footpath.

Cerne Cottage

This cottage is a two storey property.  There is a step of 10cm up into the laminated floor lounge/dining area from the paved outside seating area facing the courtyard.  The door width is 75.5cm.  There are 12 carpeted stairs to the second floor of the cottage.  The back door to this property is 71.5cm in width and leads from a porch with a ceramic tiled floor by one step of 14cm onto a tarmac footpath.

Lydden Cottage

This cottage is a two storey property.  There is a step of 26cm up into the laminated floor lounge/dining area from the paved outside seating area facing the courtyard.  The door width is 75.5cm.  There are 12 carpeted stairs to the second floor of the cottage.  The back door to this property is 71.5cm in width and leads from a porch with a ceramic tiled floor by one step of 17cm onto a tarmac footpath.

Bride Cottage

This cottage is a two storey property.  There is a step of 23cm up into the laminated floor lounge/dining area from the paved outside seating area facing the courtyard.  The door width is 75.5cm.  There are 12 carpeted stairs to the second floor of the cottage.  The back door to this property is 71.5cm in width and leads from a porch with a ceramic tiled floor by one step of 20cm onto a tarmac footpath.

Broad Lodge

This lodge is a one storey property.  There are two steps of 17cm from the loose chip gravel driveway leading into the enclosed decked area, which has a gate of 97cm wide.  There is a grab rail to assist with these steps.  This area also houses the hot tub. The lid to the hot tub can be heavy to lift, so please ask for assistance if required.  There is a step of 48cm leading into the hot tub.  From the decked area, there is a step of 4cm leading into the ceramic tiled entrance area, the entrance door width is 85cm.  From the laminate floored dining area, there are French doors of 145cm in width leading onto the enclosed decking and seating area, where you have beautiful views of the Dorset countryside.  Interior door widths within the lodge are all 82cm.

Wey Lodge

This is a one storey property, and is accessed from the loose chip car space by three steps each measuring 17cm in height, there is a grab rail to assist with these steps.  The door width is 85cm and leads onto the ceramic tiled entrance hall.  There are French doors measuring 145cm in width that lead from the laminate floored dining area onto enclosed decking with seating, again with gorgeous views.  All interior doors are 82cm in width.

Axe Lodge

This is a one storey property, which is on the end of the three lodges and has the meadow next door.  It is accessed from the loose chip car space by three steps 17cm in height, there is a grab rail to assist with these steps.  The front door width is 85cm and leads onto the ceramic tiled entrance hall.  There are French doors measuring 145cm in width that lead from the laminate floored dining area onto enclosed decking with seating, again with gorgeous views.  All interior doors are 82cm in width.

Additional Information

We are committed to you having the most enjoyable holiday experience possible, so if you need anything that will enhance your stay, please just ask.

  • We welcome pets, particularly trained assistance dogs, and a water bowl is provided outside the Pool entrance and Reception area.
  • All dogs are provided with a welcome pack which consists of their own welcome letter, a bowl, a food mat, a doggy towel (for those muddy walks), a blanket, poo bags and a welcome treat.
  • All guests receive a welcome pack on arrival of coffee, tea, local biscuits, and a pint of milk.
  • Smoking is not permitted in any of our accommodation, but we do provide an external ashtray for use in the grounds outside.
  • Heating is provided by gas central heating in the Cottages, and through electric mains in the Lodges. Additional heaters are provided on request.
  • Audible, hard wired smoke alarms are provided in all accommodation, as are fire blankets and extinguishers.
  • Torches are provided, one in each Lodge, and one on each floor in the Cottages.
  • Bath with flexible shower over. (half bath in Frome Cottage). Non slip bath mat provided in all accommodation.
  • Information folders are provided in size 12 font.
  • Good mobile reception for all providers, and a public phone is available on request.
  • Complimentary wireless internet access is provided in all accommodation.
  • We embrace any feedback to help us continuously improve, if you have any comments, these will be used to enhance the experience for all our guests.
