We have a fully heated indoor pool. There are also laundry facilities and extra freezer space for all those ice creams in the summer.

The nearest bus and train station is located approximately 2 miles away in Maiden Newton village. There is a shelter with seating. We do recommend you join us by car as we are situated in a lovely rural location, which is a short drive from the Jurassic Coast and other top attractions.

The Cottages and Lodges are set on high ground, above Maiden Newton village, so walking with luggage is not practical.

All Taxis would need to be booked in advance from the station, wheelchair accessible Taxis are available. Please see contact information for details.

We can arrange for your shopping to be put away for you before you arrive at an additional charge of £15. All the major supermarkets deliver here. We have a Tesco near Dorchester town centre http://www.tesco.com/groceries/ and an ASDA or Morrisons in Weymouth

The Reception area has two steps the first is 7cm and second is 18cm. Door to reception is 150cm wide and manually operated.

There is seating in reception as an alternative space for check in.

Parking is available at one car per property, however, two can be accommodated on request (a total of 10 spaces available). Each lodge has room for one car to be parked alongside. All parking is free of charge.

For the cottages the car park is 50 yards from the furthest cottage (Asker), but accessible parking/a drop off point is located outside each of the cottages in the courtyard.

A member of the Lancombe team will be available to assist with luggage if required.

The area is mainly well lit with solar power lights, however, we do recommend you bring torches (if you do not have this capability on your phone) as we are lucky enough to have no light pollution. Each lodge and cottage has its own outside light, the switch is located just inside the front door. The car park has a motion activated light.

There is a lawned area outside of the enclosed gardens for the cottages, and courtyard is loose stone chip and lawn. Paths to Lodges are loose stone chip.

There are two washing machines and tumble dryers (all front loading). There are also irons and ironing boards in the laundry which is located to the side of the car park. This is accessed by a 14cm rise over the threshold onto linoleum flooring. The washing machines are 83cm and the sink being 93cm in height. The entrance into the laundry room is 84.5cm wide.

There is an honesty pot at a £3.50 charge for each wash or dry, please bring your own washing powder and conditioner.

There is a larder freezer available in the laundry if required, in addition to the freezer space in the accommodation.

Access from Cottages on tarmac path, apart from Asker Cottage, which is some loose stone chipping. Lodges start with loose stone chipping and then follow the tarmac path.

Access to the indoor heated pool is through a single door 73cm wide, from a rise over the threshold of 8cm in height.

This leads on to rubber flooring in the entrance area of the pool. The main pool area is brown ceramic tiling, which is slippery when wet. The pool cover is blue. The door into the accessible toilet to the left is 73cm, again on level ceramic tiling. The toilet is 43cm in height, with an 83cm transfer space to the right of the toilet, with a grab rail on the left, when facing the toilet. There is one changing area, as it is now private access by bookable slots, with a walk in shower and no step. There are 3 steps with grab rails into the actual pool, which is 1m - 1.5m deep, water and air kept at 88 - 90 degrees F.

To keep temperature balanced for other users, the pool cover needs to be reeled on and off for each use. Assistance can be provided on request.

There is no lifeguard on duty and we ask guests who would like to swim alone to inform a member of the team, so we can carry out safety checks.

The small games room in the far corner of the Car Park is situated by the entrance of Lancombe. Is accessed by a loose chip footpath. There is a step of 26cm leading into the carpeted games room. The width of the entrance door is 75cm.

The larger Games Room is accessed by loose chipping, tarmac or a lawned area. There is a step onto the veranda of 10.16cm and a further step into the Games Room from the veranda of 4.45cm. There are double doors both opened is a width of 116.84cm.

This cottage is a two storey property, and is set to the west of the courtyard, in a perfect position for the swimming pool next door. There are two entry steps into Asker. The first is 3cm and the second is 2cm leading into the ceramic tiled entrance hall. The door width is 75.5cm. Once in Asker there are 12 carpeted stairs leading up to the second floor. To enter Asker’s patio area from the laminate floored lounge, there is a step of 14cm and the French doors open to 117cm wide.

This lodge is a one storey property. There are two steps of 17cm from the loose chip gravel driveway leading into the enclosed decked area, which has a gate of 97cm wide. There is a grab rail to assist with these steps. This area also houses the hot tub. The lid to the hot tub can be heavy to lift, so please ask for assistance if required. There is a step of 48cm leading into the hot tub. From the decked area, there is a step of 4cm leading into the ceramic tiled entrance area, the entrance door width is 85cm. From the laminate floored dining area, there are French doors of 145cm in width leading onto the enclosed decking and seating area, where you have beautiful views of the Dorset countryside. Interior door widths within the lodge are all 82cm.

This is a one storey property and is accessed from the loose chip car space by three steps each measuring 17cm in height, there is a grab rail to assist with these steps. The door width is 85cm and leads onto the ceramic tiled entrance hall. There are French doors measuring 145cm in width that lead from the laminate floored dining area onto enclosed decking with seating, again with gorgeous views. All interior doors are 82cm in width. The lid to the Hot Tub can be heavy to remove, so if you need assistance, please ask. There are 3 steps leading into the Hot Tub. The first step is 17.78cm, the second is 19.05cm, and the final step into the Hot Tub is 33.02cm.

This is a one storey property, which is on the end of the three lodges and has the meadow next door. It is accessed from the loose chip car space by three steps 17cm in height, there is a grab rail to assist with these steps. The front door width is 85cm and leads onto the ceramic tiled entrance hall. There are French doors measuring 145cm in width that lead from the laminate floored dining area onto enclosed decking with seating, again with gorgeous views. All interior doors are 82cm in width.

We welcome pets, particularly trained assistance dogs, and a water bowl is provided outside the Pool entrance and Reception area.

All dogs are provided with a welcome pack which consists of their own welcome letter, a bowl, a food mat, a doggy towel (for those muddy walks), a blanket, poo bags and a welcome treat.

There is also a fully enclosed dog exercise paddock and woodland walk, which is entered from a 5 bar gate, through the paddock into the orchard, looping into the woods, where you exit through a pedestrian gate.

There is a warm water dog shower outside the laundry.

All guests receive a welcome pack on arrival of coffee, tea, local biscuits, and a pint of milk.

Smoking is not permitted in any of our accommodation, but we do provide an external ashtray for use in the grounds outside.

Heating is provided by LPG gas central heating in the Cottages, and through electric mains in the Lodges. Additional heaters are provided on request.

Audible, hard wired smoke alarms are provided in all accommodation, as are fire blankets and extinguishers.

Bath with flexible shower over. (half bath in Frome Cottage). Non slip bath mat provided in all accommodation.

Online Welcome Books and a Free Interactive Guide are provided prior to arrival..

Good mobile reception for all providers, and a public phone is available on request.

Complimentary and good mobile data internet access is provided in all accommodation.
